Design overview:
The project entails of two, 20 story towers, allocating 230 residences on Sunny Isles Blvd, allowing 650 feet of bay frontage over the Oleta River’s margin.
A 6 story pedestal structure rises 63 feet above street level, accommodating the complex public areas, amenities and parking facilities.
The design intent was to integrate East and West wings, along a longitudinal axis that configures a continuous gallery, exhibiting seating bunkers, reception areas, and elevator clusters. These galleries are disrupted at the East and West access atriums. Each atrium is a glazing prism, with a waterfall lava stone finish wall facing each tower access.
The continuity of the linear galleries along the axis is achieved by a series of longitudinal troughs enclosing floating assembles of pebbles “Mercury”; by Ross Lovegrove, which establishes a biomorphic relationship between reflected light and the environment.
The East and West atriums are virtually connected by a cantilever stainless steel canopy, configuring a portal that faces the Oleta river view, and emphasizes the access depth from the port cochere.
A series of shallow pools intersect the portal, developing a walkway towards the river margin and marina.
The sixth floor allocates all building amenities. The Olympic pool runs East West, on the South side of the pedestal, overviewing the Oleta River. A bar- lounge area completes the terrace scenery in between the two towers. The towers floor plates, at the 6th floor, allocate men- women spa and a fitness center, both adjacent to the semi- covered terrace.
